Can You Combine the Vacant Property Grant and SEAI Grants?

Yes, the Vacant Property Refurbishment Grant and SEAI home-energy grants can be combined in an appropriate project. The critical rule is that the same measure cannot be funded twice.
SEAI's official vacant and derelict homes guidance says owners should notify the local-authority grant officer when applying to both schemes. Confirm the allocation of work and invoices before beginning any affected measure.
Separate the programmes on paper
Create a single whole-house works schedule, then add a funding column:

The table is only a planning method. It does not decide eligibility. Each grant body controls its own scheme.
Use separate descriptions and invoices
Avoid a contractor invoice that says only “complete renovation”. For each scheme-supported measure, record:
- the property and applicant;
- a specific description of the work;
- the supplier or registered contractor responsible;
- dates, quantities and agreed price;
- which scheme, if any, is expected to support it;
- evidence required before, during and after installation.
If one larger contract covers the whole home, its schedule should still make the energy measures and their delivery parties visible.
Check the contractor route
SEAI-supported work often has scheme-specific contractor, product, technical assessment and application requirements. A general renovation contractor can coordinate the wider programme, but should not imply that it is an SEAI-registered contractor for a measure unless that is factually correct.
Use SEAI's current home energy grant information to confirm whether the owner applies directly, uses a registered contractor or works through a One Stop Shop for the selected route.
Approval timing matters
Do not start a measure on the assumption that one of the schemes will reimburse it later. Obtain the required approvals and confirm the sequence with:
- the local-authority vacant homes or grant officer;
- the selected SEAI grant route or registered provider;
- the contractor and relevant professionals.
This is especially important where opening-up, roof work or first-fix services affect an energy measure that will later need inspection or evidence.
Coordinate the building, not just the grants
The physical order of work still needs to make sense. Structural repairs and weatherproofing may come before insulation. Electrical capacity may need review before a heat pump. Ventilation must be considered alongside airtightness and insulation. Finishes should not close work that still needs inspection.
A coordinated schedule should therefore show both:
- construction dependencies — what must physically happen first; and
- funding dependencies — what needs approval, a registered provider or evidence before it starts.
