Renovation scope

From grant evidence to a buildable renovation scope

The grant application and the building project are related, but they are not the same job. WEPRO helps turn the property's condition, proposed work and available professional reports into a clear contractor scope. The owner remains the applicant, and the local authority decides eligibility and payment.

01

Application evidence checklist

A property-specific list of photographs, ownership or purchase evidence, vacancy evidence and professional reports that may be needed before works begin.

02

Itemised works schedule

Strip-out, repairs, services, bathrooms, kitchens, finishes and other renovation work separated clearly for review and quoting.

03

Specialist coordination

Known structural, planning, electrical, gas or energy items are directed to the appropriate independent or registered professional.

04

Renovation delivery

Once approvals, scope and contract are in place, WEPRO can manage the agreed renovation work through to handover.

Clear responsibility boundaries

These boundaries keep the contractor scope accurate and prevent a renovation service from being mistaken for a statutory, legal or property-purchase decision.

The owner applies

The named owner or eligible individual remains responsible for the application, declarations and supporting evidence.

The local authority decides

Only the local authority can confirm eligibility, approve the application, inspect the work and authorise payment.

Professionals certify their work

Engineers, architects, assigned certifiers and registered trades remain responsible for their own reports and regulated work.

No funding guarantee

A contractor quote or evidence checklist does not guarantee grant approval, the amount awarded or reimbursement.

What to send for the first review

  • Property address and Eircode
  • Current photographs or a listing link
  • Proof of ownership or active negotiations to buy
  • The best available evidence of how long the property has been vacant
  • Any engineer, architect, planning, BER or damp reports
  • Your intended use, priorities and available project budget

A four-step decision path

  1. 1

    Share the property

Send the Eircode, photographs, known reports and the current application stage.

  2. 2

    Review and site visit

We identify the visible renovation scope, missing evidence and specialist questions.

  3. 3

    Confirm approvals and scope

The owner secures the required grant, planning and professional decisions before the relevant work starts.

  4. 4

    Contract and renovate

The agreed contractor scope, assumptions, changes and payment terms are recorded in writing before delivery.

Official framework

Current grant framework checked 3 August 2026

  • The standard grant is up to €50,000, with a derelict-property top-up of up to €20,000 where the scheme conditions are met.
  • The property must generally have been vacant for at least two years and built up to and including 2007.
  • Registered companies are not eligible applicants; the official scheme is for qualifying named individuals, including eligible sole traders in limited circumstances.
  • Payment follows completion, evidence and local-authority inspection; owners should not rely on the grant as an upfront contractor payment.
