Renovation scope

Understand the renovation before committing to the build

This service starts after you have identified a property. It is a contractor's renovation assessment, not a structural survey or property-purchase service. The aim is to expose likely work packages, budget-sensitive unknowns and the reports needed before a reliable construction quote can be prepared.

01

Renovation walk-through

A room-by-room review of visible finishes, services and access issues relevant to the proposed renovation.

02

Preliminary work packages

Likely strip-out, repair, bathroom, kitchen, flooring and finishing work grouped in a practical sequence.

03

Budget risk register

Unknowns that can materially change the build price are listed instead of being hidden inside an unreliable headline estimate.

04

Next-check plan

Clear referrals for structural, planning, legal, drainage, electrical, gas or energy questions outside a general contractor's role.

Clear responsibility boundaries

These boundaries keep the contractor scope accurate and prevent a renovation service from being mistaken for a statutory, legal or property-purchase decision.

No property search

The buyer selects the property and arranges access directly or through the selling agent.

No buyer representation

WEPRO does not contact sellers for the buyer, arrange viewings, make offers or negotiate a purchase.

No valuation or structural survey

Market value and structural condition require appropriately qualified independent professionals.

No legal or planning opinion

Title, boundaries, contracts and planning compliance remain matters for the buyer's solicitor and relevant professionals.

What to send for the first review

  • Listing link, address and Eircode
  • Permission and practical arrangements for access
  • Your intended layout and finish level
  • Any survey, BER, planning or engineer documents already available
  • Photographs of known defects or areas of concern
  • Target construction budget and timing after purchase

A four-step decision path

  1. 1

    Choose the property

You find the property and arrange access with the owner or selling agent.

  2. 2

    Share the renovation brief

Send the listing, reports, photographs and what you want to change.

  3. 3

    Assess renovation scope

We review visible work, access, sequencing and budget-sensitive unknowns.

  4. 4

    Commission specialist checks

You appoint an engineer, architect, solicitor or other specialist where their independent advice is required.

Official framework

A renovation assessment is not a buyer-agent service

  • Irish property services legislation regulates services including the purchase or sale of land on behalf of another person.
  • WEPRO's proposed assessment is limited to construction and renovation matters for a property already selected by the client.
  • Any separate property search, viewing arrangement, offer, negotiation or buyer representation must be handled by the buyer or an appropriately licensed property service provider.
  • A contractor assessment does not replace an independent structural survey, valuation, legal review or planning review.

Frequently asked questions

Request a property-specific quote

Send the Eircode, property link or photographs and the current stage. WEPRO will confirm whether the renovation scope is a fit and what should happen next.

Include your Eircode so travel and availability can be planned before a survey.
