Wet Room Cost Ireland 2026: €4,500–€10,800

Short answer: most Irish wet room conversions finish between €4,500 and €10,800, with entry from €1,499 for a small, straightforward level-access shower zone. The published Irish market range for the same work is €5,000–€12,000. The single biggest thing moving your room within that band is not the tile you choose — it is what is under the floor.

“From” is the lowest price for a small, straightforward version of that scope. It is not what every wet room costs, and it is never a quote for an unseen room.

What actually decides the price

A wet room is not a bathroom with the tray taken out. Four things set the figure, roughly in this order of impact.

1. The floor structure. This is the fork in the road. A ground-floor concrete slab can usually take a screeded fall, which is the straightforward version of the job. A suspended timber floor cannot — the falls have to be formed with a proprietary former let into the floor, and the joists have to be checked before anything is cut. If they will not take the build-up, the room needs a different solution and you need to know that at survey, not after strip-out. Expect the timber-floor version of the same room to sit higher in the band.

2. The drainage route. The waste route is set first and the falls are formed to it. Where the existing soil connection is close and at a usable angle, this is uneventful. Where it is on the wrong side of the room, the work needed to get there is real and it belongs in the quote as a line, not as a surprise.

3. The tanking system. Full membrane to the floor and the wet walls, with junctions and pipe penetrations taped as a system. It then has to cure. This is the day nobody can compress, and it is the reason a genuine wet room cannot be delivered in two days. A quote that is materially cheaper than the others is usually cheaper here, and you will not be able to see it once the tiles are on.

4. Size and specification. Tiled area, tile format, anti-slip rating, whether the screen is framed or frameless, underfloor heating, and the brassware. These move the number, but less than the three above — which is the opposite of what most people expect walking into it.

Wet room or shower tray?

If the floor is timber, the room is small, and there is no accessibility requirement, a good shower tray is cheaper, faster and completely legitimate. A wet room earns its cost when you need level access, when the room is awkward enough that a tray wastes usable space, or when you want the room fully tanked rather than relying on a tray seal. The two grants that fund a level-access shower

If the wet room is needed for mobility or a disability, two separate schemes apply, both administered by your local authority — not by the contractor, and not by any national office.

Three rules matter more than the amounts:

  • Approval must be in writing before work starts. Work begun before a decision is generally not eligible, whatever the merits.
  • An occupational therapist usually specifies the works on the disability route. The contractor prices what is specified; it does not work the other way round.
  • Payment follows completed work, evidence and inspection. Neither grant is an upfront payment, so the project still has to be fundable in the meantime.

Worked scope examples

Illustrative scopes, not invoices from named projects. They show which part of the band a room lands in and why.

1. Ground-floor shower room, 1990s semi, concrete slab. 2.5 m², existing waste close to the shower position, falls screeded to a linear drain, full tanking, anti-slip porcelain, framed screen. The straightforward version of the job — lower half of the band.

2. First-floor family bathroom converted to a wet room, suspended timber floor. 4 m², bath removed, joists checked and a former let into the floor, waste re-routed, full tanking, large-format anti-slip tiling, frameless screen, upgraded extraction. Upper half of the band, and the floor work is why.

3. Level-access conversion under the Mobility Aids Grant, older rural cottage. Occupational therapist specifies the layout, contractor prices the specified works, grant approval in writing before anything starts. The build cost sits in the same band as any comparable room; what changes is the paperwork and the sequence, not the standard of the work.

How long the room is out of use

Getting comparable quotes

Send every contractor the same brief: room dimensions, photographs, what the floor is made of, where the existing waste runs, whether the layout is changing, tile format and anti-slip rating, who supplies the products, and any known damp or leaks.

Then check that each quote names four things explicitly:

  1. How the falls are being formed — screeded, or a former, and why.
  2. Which waterproofing system is being used, applied to what area.
  3. The drainage work, including any re-routing.
  4. Strip-out, disposal, electrical scope and making good.

A quote missing those is not a cheaper price for the same room. It is a smaller job.
